In 2024, Indian real estate received $4.15 billion (Rs. 35,300 crore) in private equity investments, a 32% increase. The warehousing industry accounted for 45% of all investments, followed by the residential sector (28%) and the office sector (26%). Residential PE investments more than quadrupled to $1,177 million, demonstrating increased investor confidence, while warehousing and office assets received $1,877 million and $1,098 million, respectively.
Mumbai topped Indian real estate, capturing 50% of total PE investments. The UAE contributed the most, investing $1.7 billion (42% of inflows), followed by Indian investors with $1.3 billion (32%). Singapore-based funds invested $633.7 million. According to Knight Frank India's Chairman, Mr. Shishir Baijal, economic stability and development, particularly in warehousing, are driving investments. Despite declines in the office sector, India's commercial real estate remains resilient due to increasing demand and rental values.
