Best Real Estate Investment Company

Summary:

According to Anarock, rental values in key micro-markets of the top seven cities surged by 72% from late 2021 to mid-2024, while capital values increased more modestly. Bengaluru, Pune, Kolkata, and Chennai saw higher rental growth compared to capital value appreciation. In contrast, NCR, MMR, and Hyderabad experienced greater capital appreciation. Mr. Prashant Thakur of Anarock noted that while this data aids in decisions about buying or renting, other factors such as employment stability and long-term goals are also crucial.

He explained that the choice to buy or rent is influenced by financial capacity, career prospects, life stage, family size, and personal preferences. For example, in Bengaluru, someone paying $597.39 (Rs. 50,000) monthly rent for a 2 BHK valued at $143,369 (Rs. 1.2 crore) might find buying more advantageous if they can manage a 20% down payment and a 9.5% home loan over ten years. This trend, heightened by the pandemic, has made homeownership a more attractive long-term investment.
