PropEquity reports that home deliveries in India's top nine cities increased by 33% year-on-year, rising from 3,06,600 units in FY24 to 4,06,889 units in FY25. Kolkata led with an 88% increase, from 9,441 to 17,718 units. Hyderabad and Chennai followed suit, rising by 61% and 49%, respectively. However, Delhi-NCR was the only city to experience a decline, falling 8% from 48,388 to 44,423 units.
The increase in housing deliveries is attributed to government efforts such as the SWAMIH Fund and RERA, which have accelerated project completion and ensured timely delivery. Many homes delivered in FY25 were launched in 2018-19, due to pandemic-related delays. The western housing market, which includes Mumbai and Pune, accounted for 55% of national deliveries, while the southern market, including Bengaluru and Chennai, made up 30%. Positive market sentiment and SWAMIH 2.0 are expected to sustain this trend.
